• Meet with developer's construction personnel, including senior management, site superintendent and other stakeholders
• Meet with architectural firm and principal architect
• Prepare individual RFP packages or invitations to tender; negotiate and manage the RFP process through award of contracts
• Manage RFI process; collect and maintain accurate and up-to-date information
• Collect and process technical information between contractors and project team
• Inspect site (if job is already underway)
• Review site plans and other planning documents in detail (if in pre-construction stage)
• Perform daily reviews of contracts to ensure compliance; manage and negotiate contract directives and ensure timely settlement(s)
• Serve as point person for reviews and approvals, routing correction notices to the sub-trades and sub-contractors
• Continually monitor all budgets including detailed breakdowns related to project specifics; analyze trends to ensure financial projections remain realistic
• Test estimates to support realistic and measurable value engineering initiatives
• "Saddle up and ride herd" on general contractor and all sub-trades to deliver and maintain quality workmanship at all times
• Conduct regular and timely QA/QC inspections; maintain accurate records including detailed photography and video walk-throughs
• Attend all site meetings, including weekly trade/quality meetings, as required
• Liaise with senior management and all stakeholders to ensure timely and effective communication
